Inside-Out Coil Cleaning

We don't just spray your outdoor unit with a garden hose. We remove the outer panels, soak the coils with an approved chemical solution, and rinse them from the inside out with a medium-pressure hose. This forces impacted dirt out instead of lodging it deeper into the fins.

Verified Airflow & Static Pressure

Why we wash the coil from the inside

Your condenser rejects the heat your house has collected. It can only do that if air moves freely through the coil, so anything blocking that airflow directly costs you capacity and efficiency.

Debris does not arrive evenly. It is pulled into the coil from outside and lodges on the outer face, which means spraying the outside of a dirty coil pushes the debris further in. Proper cleaning means killing power at the service disconnect, taking the top cover off to reach the interior side, and rinsing outward from the inside so the debris leaves the way it came.

What we check before touching it

  • Obstructions to free airflow — dense planting, fences and decking, garden furniture, stacked items, and inadequate clearance from the building itself. These are usually free to fix and frequently nobody has mentioned them.
  • Blockage on the coil — grass clippings are the classic one, along with dust, mud and overspray from painting.
  • Signs of oil or refrigerant leaks. There is a useful quirk here: oil traces are often easier to spot on a dirty coil than a clean one, because the residue shows against the dirt. It is worth looking before washing, not after.
  • Bent fins, which get straightened as part of the work.

One thing not worth doing

Building a shade structure over the condenser has negligible benefit and can hurt. A running unit draws large volumes of air from all around it, so its performance depends on that overall air movement rather than on the temperature of the metal casing. A cover that restricts airflow costs you more than the shade gains.

If you are on a time-of-use electricity rate — and increasingly people here are — you are paying substantially more per unit during the late afternoon and evening peak than at any other time.

Your air conditioner is the largest discretionary load in the house, and it runs hardest during exactly that window. Precooling moves that work earlier.

The schedule

  • For the few hours before peak: lower the cooling setpoint 3 to 5 degrees below normal.
  • During peak: raise the setpoint 3 to 5 degrees above normal.

The building's mass holds that extra coolth, so the house coasts through the expensive hours doing far less work. You have not used less energy overall — you have bought most of it at the cheaper rate.

It costs nothing beyond a thermostat capable of scheduling it, and we set it up as part of maintenance rather than treating it as an upsell. Many households also run a modest overnight setback, which suits sleeping temperatures anyway.

One caveat worth stating: deep setbacks are not advised on a heat pump with supplementary heating. Recovering from a large setback can bring the backup heat on, which costs considerably more than the setback saved.

How often should I maintain my AC system?

We recommend professional maintenance twice a year—once in the spring for your AC and once in the fall for your heating system. In between these visits, you should check and replace your air filters approximately every 3 months to ensure optimal airflow and protect your equipment from unnecessary strain.

Why do you remove the blower wheel during maintenance?

We physically remove the blower motor assembly because it is the only way to truly clean the impacted dust and debris from the curved blower wheel blades. Almost no other company in Los Angeles does this. A deep-cleaned blower wheel restores lost airflow, drastically reduces electrical strain on the motor, and improves your indoor air quality.

Why do you clean the condenser coils from the inside out?

We soak the coils with an approved cleaning solution and rinse them from the inside with a medium pressure hose. This pushes impacted dirt and debris out rather than forcing it deeper into the aluminum fins, and we also straighten any bent fins to restore proper airflow and heat exchange.

What is precooling and does it save money?

On a time-of-use rate, yes. You lower the setpoint three to five degrees below normal for the hours before peak, then raise it three to five degrees during peak. The building holds the coolth, so most of the energy is bought at the cheaper rate.

Should I set my thermostat back while I am out?

We ensure a minimum airflow of 300 cfm per ton first, then measure subcooling for TXV systems or superheat for non-TXV systems. A low subcool or high superheat reading usually indicates an undercharged system due to a leak. We don't just 'top it off' because that releases greenhouse gases without solving the root problem.

What does a high static pressure reading mean during maintenance?

Total External Static Pressure measures how restrictive your system is to airflow. Too high of a static pressure results in lower system airflow and higher fan energy use, and is usually caused by dirty filters, crimped ducts, or closed registers.

Do you check the thermostat during maintenance?

Yes. We verify the sensor is reading accurately, since a thermostat mounted in a warm spot will run the system longer than the house needs. We also check that scheduling actually matches how you use the place, which is often where the easy savings are.
