Somebody has to take the system on
Commercial plant is normally serviced by whoever installed it. When that company folds, loses its certification, or simply stops answering the phone, the building is left holding equipment nobody will touch.
On VRF the reason is concrete: manufacturers gate the diagnostic software. A contractor without certification on your platform genuinely cannot read the system — only guess at it. Certification on one platform is common. On all three it is not.
The same principle runs through the rest of it. Equipment other people installed, systems with no service history, and buildings where the last three visits did not fix anything are the situations we are used to.

What commercial mechanical services do you provide?
Commercial VRF and VRV systems, chillers, boilers and commercial refrigeration. VRF is our most documented service line, with manufacturer certification across Daikin, Mitsubishi and LG. The other lines are provided on exactly the same basis, with their dedicated sections still being written. Call us for anything not yet listed here.
Do you service commercial equipment you did not install?
Yes, and it is a large part of what we do. Buildings frequently inherit plant from contractors who have gone out of business, lost their certification or simply stopped answering the phone. Having installed the equipment ourselves is not a requirement for us taking a system on.
Can you provide insurance certificates and vendor documentation?
Yes. We supply certificates of insurance, W-9 forms and licensing documentation on request, and we complete standard vendor onboarding for property management companies and building owners. Tell us what your approval process requires and we will work through the paperwork with you before the first visit.
How quickly can you attend a commercial breakdown?
Next business day for commercial service. When you call we will also talk through the symptoms and any fault code showing on the controller, which frequently narrows the diagnosis before a technician arrives and shortens the first visit considerably. Have the code and equipment model ready if you can.
Do you offer commercial maintenance agreements?
Yes. Scheduled maintenance is where commercial plant economics work best, because a large share of the breakdowns we attend were entirely preventable at a fraction of the eventual repair cost. We scope programmes around your building and equipment rather than selling a fixed number of visits.
Why does manufacturer certification matter on commercial equipment?
Because manufacturers restrict the diagnostic software and training needed to work on their equipment properly. On VRF in particular, a contractor without certification on your platform cannot read what the system is actually reporting, however thorough the visit appears from the outside. That gap shows up as repeat callouts.
