Most buildings cannot get their VRF serviced
VRF is normally serviced only by the contractor who installed it. When that company folds, loses its certification, or simply stops answering, the building is left holding a six-figure system nobody will touch.
The reason is not indifference. Each manufacturer gates the diagnostic software and training needed to work on their equipment properly — Daikin, Mitsubishi and LG each have their own. A contractor without that access genuinely cannot diagnose the system, only guess at it.
Certification on one platform is common. On all three it is not, and that is the reason we can take on a system regardless of whose name is on the original paperwork.

Diagnostics & Repair
Fault diagnosis on all three platforms using manufacturer service software, not guesswork. We identify what failed and what caused it, because replacing a component without addressing the cause repeats the failure.
Preventive Maintenance
Scheduled servicing with recorded measurements, so you have year-over-year data rather than a signature on a docket. Most of the faults in our code library are preventable, and drain and coil faults almost entirely so.
Refrigerant Leak Detection
The endemic VRF failure. Large charge volumes across long pipe runs with many joints mean systematic isolation and pressure testing, not a quick sniff. We find the leak rather than topping up and returning next quarter.
Compressor & Inverter Replacement
The largest job on a VRF system. Includes refrigerant recovery, system cleanup where an electrical failure has contaminated the circuit, and identifying the upstream cause so the replacement does not fail the same way.
Controls & Configuration
M-NET addressing, field settings, and the configuration faults left behind when a board was replaced without carrying the settings across. Common in buildings that have changed contractors.
Tenant Improvement Work
Adding, moving or removing indoor units during a fit-out, with the addressing and commissioning done properly. Skipping that step is where a large share of later communication and configuration faults originate.

The fault code
From the controller or outdoor unit display. A photo is ideal, since detail codes are easily lost on reset.
The make and model
From the nameplate on the outdoor unit. It determines which platform and which service tools we bring.
Which zones are affected
One room, one floor, or the whole building. This alone often narrows the diagnosis considerably.
What changed recently
Power outage, electrical work, a tenant fit-out, roof work, or any recent service on the system.

Do you service VRF systems you did not install?
Yes, and it is a large part of what we do. We regularly take on systems installed by other contractors, including buildings whose original installer has gone out of business, lost certification, or simply stopped returning calls. Prior installation is not a requirement.
Which VRF brands are you certified on?
Daikin VRV, Mitsubishi City Multi and LG Multi V. Certification matters on VRF because manufacturers gate the diagnostic software and training required to work on these systems properly. Being certified on one platform is common; all three is not.
How quickly can you attend a commercial VRF fault?
Next business day for commercial VRF service. For a system that is down, we will also talk through the code and symptoms when you call, which frequently narrows the diagnosis before a technician arrives and shortens the first visit.
Can you provide insurance certificates and vendor documentation?
Yes. We supply certificates of insurance, W-9 and licensing documentation on request, and we are set up to complete standard vendor onboarding for property management companies. Tell us what your process requires and we will work through it.
My original VRF contractor is out of business. Can you take over the system?
That is one of the most common situations we are called into. Buildings are frequently left with a substantial system nobody will touch. Because we hold certification across all three major platforms, we can generally pick it up regardless of who installed it.
Do you offer VRF maintenance agreements?
Yes. Scheduled maintenance is where VRF economics work best, because the majority of faults we attend were preventable. Drain and coil problems in particular are almost entirely absent from buildings on a programme and routine in buildings without one.
Can you work on a VRF system that is still under manufacturer warranty?
Usually yes. Warranty work generally has to be carried out by a contractor certified on that platform, which is precisely what we hold for Daikin, Mitsubishi and LG. Send us the equipment details and we will confirm the position before any work begins.
