If your LG Multi V system is showing CH04 — or 04 on the display — water is not draining from an indoor unit and the system has stopped it.

The equipment risk here is modest. The property damage risk is not, because most Multi V indoor units sit in a ceiling directly above someone’s space.

What this means for your building

Air conditioning produces condensate continuously whenever it runs. Ceiling-mounted indoor units collect it in a pan and pump it away, because gravity will not move water from a ceiling void to a drain on its own.

When the pump fails or the line blocks, the pan fills. A float switch detects the rising level and shuts the unit down before it overflows.

That shutdown protected your building. The unit stopping is inconvenient. The unit not stopping would have been considerably worse.

How urgent is it?

Urgent, for reasons that have nothing to do with air conditioning.

There is water sitting in a pan above a ceiling. The float switch caught it — but a float switch is the last line of defence, not a permanent solution. And if the float switch itself is the failed component, the protection you are relying on may not be there at all.

We treat drain faults as same-visit priorities in occupied commercial buildings. The repair is usually cheap. What it prevents is not.

What it typically costs

Low to medium, and this has one of the best cost-to-risk ratios of any VRF fault.

Clearing a blocked condensate line is straightforward work. A replacement condensate pump or float switch is a modest part.

The larger share of the cost is frequently access — reaching a ceiling-mounted unit in an occupied tenant space, which may require coordination, out-of-hours attendance, or ceiling tile work.

Set that against remediating water damage across a tenant’s ceiling, flooring and contents, and the economics are not close.

What causes it

  • Blocked condensate drain line — the most common by a wide margin. Lines accumulate biological growth and debris steadily and are rarely cleared unless someone is on a maintenance programme.
  • Failed condensate pump — these accumulate a great many running hours
  • Stuck or failed float switch — sometimes the pump is fine and the sensing is not
  • Drain line that has lost its fall — often after other trades disturbed it during ceiling work
  • Blocked or poorly terminated discharge point
  • Excessive condensate in high humidity conditions, overwhelming a marginal drain

That fourth cause is worth flagging: drain faults frequently appear a few weeks after unrelated ceiling work, because a condensate line was nudged out of level and nobody noticed.

What happens if you leave it

Water damage, and it is usually not the equipment that pays for it.

The realistic sequence is a drain pan overflowing into a ceiling void, then through the ceiling into the space below. In a commercial building that means tenant property, business interruption, ceiling and flooring remediation, and potentially a liability conversation.

There is a slower problem too. Standing condensate creates conditions for microbial growth, and the unit blows air across it into the occupied space.

The repair is among the cheapest on this list. The consequence is among the most expensive.

  3. Test the float switch independently, since it can be the failed component.
  4. Clear and inspect the condensate line across its accessible run.
  5. Verify the line has correct fall and has not been disturbed.
  6. Check the discharge point for blockage or poor termination.
  7. Look for evidence of previous overflow — staining above ceilings tells us this has happened before.

  • Any staining or damp on the ceiling below? Tell us immediately, because it changes the urgency.
  • Which unit and which zone? Speeds up access arrangements considerably.
  • Has there been recent ceiling work? Disturbed drain lines are a common cause.
  • Has this unit done this before? Repeat drain faults usually mean the line was cleared but an underlying fall or termination problem was not addressed.
  • CH05 / CH53 — Communication faults. If the affected indoor unit has also dropped off the system, these can appear together.
