On commercial rooftop equipment this is one of the faults we see most, and it is one where speed of response genuinely changes what you pay.
What this means for your building
The outdoor fan is how a VRV system gets rid of heat. Refrigerant collects heat from inside the building, carries it to the outdoor unit, and the fan moves air across the coil to release it.
When the fan stops, that heat has nowhere to go.
The system detects the fan is not doing what it was asked and raises E7. The zones served by that outdoor unit stop conditioning.
How urgent is it?
Urgent, and the urgency is about the next fault rather than this one.
The fan fault itself is a contained repair. The problem is what follows if the system keeps trying to run.
Without heat rejection, pressure climbs. High pressure protection trips. The compressor works against elevated pressure, drawing more current and running hotter. On a warm Los Angeles afternoon that entire sequence can play out in hours.
Each step is more expensive than the last.
What it typically costs
Medium to high, driven by cause and access.
Obstruction is the cheapest outcome, and it is worth checking first. A failed fan motor is a moderate part plus the labour to reach it — and on a rooftop, that labour includes getting technicians and equipment safely to the unit.
On commercial VRV there is an additional possibility: the fan inverter board. Sometimes the motor is fine and the board driving it has failed, and sometimes both need replacing. That pushes the cost toward the upper end of the band.
The genuinely expensive outcome is the one where a fan fault ran long enough to damage the compressor.
What causes it
Rooftop units live hard, and it shows in this code:
- Obstruction — debris, packaging, bird nesting, or a damaged fan guard
- Wind loading — sustained wind is hard on rooftop fan assemblies, and can back-drive fans when the system is idle, stressing bearings over time
- Bearing wear — these fans accumulate a lot of running hours in a demanding environment
- Motor failure from heat cycling and weather exposure
- Fan inverter board fault — the motor is healthy but not being driven correctly
- Wiring or connector damage from vibration and weather
What happens if you leave it
The fan fault does not remain a fan fault.
The sequence is predictable and fast: fan stops, heat cannot be rejected, pressure rises, E3 high pressure protection trips, the compressor works harder, and compressor protection follows.
A fan motor replaced promptly is a bounded repair. The same fault left running across a hot week puts the most expensive component on the system at risk.
This is the clearest example on the Daikin list of a moderate repair becoming a major one purely through delay.

- Physical inspection of the fan assembly — obstruction, damage, and whether it turns freely.
- Test motor operation and current draw against specification.
- Check bearings for wear and play.
- Verify the drive signal reaching the motor, to distinguish a failed motor from a failed inverter board.
- Inspect wiring and connectors for vibration and weather damage.
- Check for consequential faults — pressure or compressor codes tell us how long this has been running.
- Assess the coil while access is open, since a dirty coil compounds any heat rejection problem.
What you can tell us before we arrive
- Is the fan visibly turning? If the outdoor unit is safely observable, this alone narrows things a great deal.
- Any unusual noise? Bearing failure is usually audible before the fan stops.
- Other codes appearing? Particularly E3 — it tells us the system has been running without heat rejection.
- Recent weather? High winds or a storm immediately beforehand is relevant.
