What this means for your building
A VRF system rejects heat through the outdoor unit. When something interferes with that — a blocked coil, a failed fan, too much refrigerant, air in the system — the pressure on the high side keeps climbing.
At a defined threshold, the system stops rather than let pressure keep rising. That is 1302.
The important framing: 1302 is a symptom, not a diagnosis. It tells you pressure got too high. It does not tell you why, and the “why” ranges from a cheap cleaning to a serious mechanical problem.
The preliminary code
Mitsubishi reports many faults twice. 1402 is the preliminary code for 1302 — raised when high pressure is detected but not yet confirmed.
If you are seeing 1402 in your history, that is an early warning. The system noticed the condition before it became severe enough to lock out. Acting on a preliminary code is substantially cheaper than acting after the definite one, and most buildings never look.
How urgent is it?
Urgent. Not because anything is dangerous — no refrigerant is escaping and there is no safety hazard — but because of what repeated high pressure events do to a compressor.
Compressors do not usually fail suddenly. They fail after being run repeatedly outside their design envelope. A 1302 that is reset and ignored a dozen times is a compressor being deliberately worn out.
What it typically costs
Medium to high, with enormous range depending on cause.
At the cheap end, a blocked outdoor coil is a cleaning. At the expensive end, a failed outdoor fan motor, a refrigerant charge problem, or non-condensables in the system are all substantially more involved.
The genuinely expensive outcome is what happens when 1302 is ignored: compressor damage. That is the highest-cost repair on a VRF system, and it is usually reached gradually through exactly this code.
What causes it
In rough order of how often we find them:
- Blocked or dirty outdoor coil — the most common, and the cheapest to fix
- Outdoor fan motor failure or restriction — if the fan is not moving air, heat is not leaving
- Obstructed airflow around the outdoor unit — debris, added screening, or equipment installed too close
- Refrigerant overcharge — often from a previous service where charge was added rather than a leak repaired
- Non-condensables in the system — air introduced during a repair that was not properly evacuated
- High ambient conditions compounding any of the above
Note how many of these trace back to previous service work. Overcharge and non-condensables are both artefacts of a repair done quickly rather than correctly.
What happens if you leave it
Short term: the affected system stops, and your tenants notice.
Long term is the real issue. Each high pressure event stresses the compressor. Repeated events accelerate wear in a way that does not show up until the compressor fails, at which point you are looking at the most expensive component on the system plus the labour to replace it in a commercial setting.
A blocked coil caught early is a cleaning. The same blocked coil ignored through a summer can be a compressor.

- Verify outdoor fan operation — running, correct speed, no obstruction. A failing fan often shows up here before it throws its own code.
- Measure system pressures to establish where the system actually sits against design.

- Check for non-condensables, particularly if the system has been serviced recently.
- Review the fault history for preliminary 1402 events, which tell us how long this has been developing.
- Verify the pressure sensor itself — occasionally the reading is wrong rather than the pressure.

- Does it trip only in hot weather? That points strongly toward a marginal heat rejection problem.
- Has the system been serviced recently? Overcharge and non-condensables both come from prior work.
- How many times has it tripped? A first occurrence and a recurring pattern are different situations.
- Has anything been built or stored near the outdoor unit? Screening and storage restrict airflow more than people expect.
